Why Net Acres™ — not gross acres — should be the first number in any site evaluation


Ask three different people to evaluate the same 500-acre parcel and you'll often get three different answers about what it's actually worth. That's because "500 acres" is a legal description, not a development plan. Somewhere inside that boundary there may be a floodplain that quietly claims 40 acres, a transmission corridor that takes another 30, a stretch of wetlands, a pipeline easement, a patch of protected habitat, a steep slope no one can build a pad on. None of that shows up in the tax record. All of it shows up in the budget, eventually — usually after a team has already spent real diligence dollars finding out the hard way.


That gap, between gross acreage and what a site can actually support, is Net Acres. It's the single most consequential number in site selection, and until recently it was also one of the slowest to produce.


The old way: layer by layer

The traditional approach to sizing a site is to open a GIS viewer and stack every relevant constraint on top of the parcel one layer at a time — parcel boundaries, floodplains, wetlands, protected areas, critical habitat, hydrography, roads, railroads, transmission lines, substations, pipelines, steep slopes, existing structures. Each layer comes from a different data source, needs its own buffer applied, and requires a judgment call about how conservative to be.


The result looks something like this:


Every relevant constraint layer, stacked on a single site. The developable footprint is in there somewhere — you just have to find it by eye.


That density is the honest picture of what a real site looks like once every layer is turned on. It's also exactly why layer-by-layer review doesn't scale. Finding the true buildable footprint by eye, across a dozen overlapping layers, takes a trained analyst real time — which is why most teams only do it for the two or three parcels that have already survived a first cut. Everything upstream of that gets screened on gross acreage alone, which isn't really a screen at all.

What's left is Net Acres: the acreage that's actually available to build on, after every real-world impediment has already been priced in.


Why this changes how sites get evaluated

The shift isn't just speed, though it is faster — a calculation that used to take an analyst hours now returns instantly. The bigger change is what becomes possible once every parcel in a market carries a net acreage figure instead of just a gross one.

A 500-acre site with an 85% net-to-gross ratio is a meaningfully better opportunity than a 700-acre site sitting at 40%, even though the second one looks larger on paper.


Without Net Acres, that comparison only surfaces after weeks of manual layer review, usually on whichever sites already made the short list. With it, the comparison is available on day one, across every parcel in a market — not just the handful that happened to get a closer look.


That's the real transformation: Net Acres don't just save time evaluating any one site. They change which sites make it onto the short list in the first place, and they let a team compare a hundred parcels with the same rigor it used to take to properly evaluate one.
